value-add: Butte, MT

Positioned halfway between the booming cities of Bozeman and Missoula, Butte is experiencing a renaissance of business and growth. With a fascinating history and culture, Butte is attracting new investment and was named one of the top locations for remote workers by Forbes and the Today Show.

Audaciter acquired two infill lots in historic Uptown Butte and successfully completed land entitlements including rezoning and plat amendments, as well as utility, parking, and use case approvals, thereby adding significant value to each property. After working with local architects and civil engineers, our firm submitted preliminary site plans to the city which led to the awarding of development grants for each location.

 
 
 
 

fix and flip: danville, IN

Single family rental located west of Indianapolis. In early 2022, Audaciter purchased, renovated, and sold a SFR property located in the charming community of Danville, generating an investor IRR of 170% over a short holding period.

 
 
 
 

Land A&D: Bozeman, MT

Audaciter Development was engaged as a land acquisition consultant for a residential cottage development of 16 units located one-half mile from Bozeman’s vibrant Main Street.

 
 
 
 

URBAN Redevelopment: Denver, CO

Co-GP capital partner for a commercial food hall development of approximately 75,000 sq. ft. located a few miles west of downtown Denver. This redevelopment project was completed and stabilized in 2021 and began distributing quarterly income to investors shortly thereafter.

 
 
 
 

Land Entitlements: Livingston, MT

Highway commercial property. Audaciter worked with the local planning department to obtain zoning variances targeting highest and best use, generating a 3.5x multiple on invested capital.
